Terreno Realty (TRNO) has made another strategic acquisition, purchasing an industrial property in Santa Ana, CA, for around $49.5 million. This latest acquisition follows a series of moves by the company to restructure its portfolio and focus on value-accretive investments.

The newly acquired property is located at 3500 West MacArthur Boulevard and comprises a 134,000 square foot industrial distribution building on 12.1 acres of industrial-zoned land. The property is 100% leased to a major home improvement retailer and is operational as a retail location. With its strategic location adjacent to I-405 in Orange County and equipped with seven dock-high and three grade-level loading positions, the property is expected to attract tenants and contribute to revenue growth.

TRNO's ongoing efforts to restructure and expand its portfolio position it well for future growth in key U.S. markets. The company has been actively disposing of non-core assets and investing in high-value properties to support its long-term revenue growth.
